‎47 years today!!! On Jan. 5, 1965 I received my initial real estate salesman's license and began my real estate career-In August of 1966 I received my brokers license and began Pacetti Realty Company. Today i thank everyone who helped and encouraged me to learn and to stick with it through recessions and booms and to keep on learning about the huge opportunities the Real Estate Industry offered--...so I ventured into developments--including Oak Grove-Sandy Pines-Deerwood Acres-Surfwind--Prairie Creek phases 1-2-3-4 and Wildwood Creek 1-2-3-4 as well as Fort Peyton Forest--Ocean House Condominium--Tradewinds Condominium and Lagasse Farm Tracts..Prairie Lakes phase 1. In 1989 I attended The Missouri Auction School and fell in love with The Auction Method of Marketing--recently finished writing a book named "AUCTIONS OF THE WEEK". During my career i was blessed to have My Four Children--Chuck-Suzanne-Cassy and Cheyenne ( Chuck is the immediate past President of the St. Augustine and St. Johns County Board of Realtors). who are all licensed as Realtors and my beautiful wife of 36 years Joyce Jenkins Pacetti and my wonderful Mom Estelle Pacetti who worked with me for 38 years. She is now in Heaven with my wonderful Dad Ed Pacetti . My Brothers, Roland and David and Sisters Jeneane Lagasse and Barbara lagasse Cupples all licensed and have been instrumental to my long career. . The journey would not have been possible without honoring two wonderful ladies who have been with me for 30 years each--Faith Cimino and Edith Barnes and our our wonderful staff. The numbers of available residential properties in the current local St. Augustine Board of Realtors- MLS inventory have been substantially reduced and the the supply of available building lots for new homes is about a 1.5 year supply with very little planning for future development..As the supply is steadily being absorbed the prices will have to go up--
The once abundant number of Foreclosed Reo Properties on the market is dwindling and are selling rapidly as soon as they are placed on the market--FREE ADVICE--do not wait if you are looking for a house because interest rates are the best i have ever seen and house prices have bottomed out in our area and prices will begin to escalate on existing houses.
There is an average of 12 new foreclosure lawsuits filed each week in St. Johns County,and 100+ in Duval County and 15 in Clay County, four or five in Nassau County, five in Putnam and 15 in Flagler County. Florida. The market will abdorb them and there is not enough new construction to keep up with the demand and as the number of listings dwindle things will begin to happen faat.
