The numbers of available residential properties in the current local St. Augustine Board of Realtors- MLS inventory have been substantially reduced and the the supply of available building lots for new homes is about a 1.5 year supply with very little planning for future development..As the supply is steadily being absorbed the prices will have to go up--
The once abundant number of Foreclosed Reo Properties on the market is dwindling and are selling rapidly as soon as they are placed on the market--FREE ADVICE--do not wait if you are looking for a house because interest rates are the best i have ever seen and house prices have bottomed out in our area and prices will begin to escalate on existing houses.
There is an average of 12 new foreclosure lawsuits filed each week in St. Johns County,and 100+ in Duval County and 15 in Clay County, four or five in Nassau County, five in Putnam and 15 in Flagler County. VACANT HOUSES AND DUMB MORTGAGE COMPANIES PLUS THE "WORST HANDLING OF THE FORCLOSURE CRISIS BY OUR GOVERNMENT" has cost taxpayers, homeowners, Tenants and all tax paying Americans BILLIONS--BILLIONS BILLIONS unnecessarily. I barely got out of Hastings High but if i got a call I would put together a team of Realtors-Attorneys-Homeowners and in 2 weeks we would put together a plan to solve half of the homeowner/foreclosure problems in the next 6 months by taking over the process of Deed in Lieu--Mortgage Modification--Drawn Out Foreclosures--Vacant Houses costing Billions and Evictions --re-modeling-increasing the prices on Reo Properties and interst rates just enough to announce to the Public that they should quit sitting on the sidelines because prices are going up and Now is the Time To Buy. We would impose Sanctions on Banks who are properly capitalized that won't lend to homeowners and small businesses. This would immediately increase construction-development and investment in local economies changing the attitude and conversation from negative to positive and "AMERICA WOULD BE STONG and PROFITABLE AGAIN" AND MY TEAM WOULD DO IT FOR "FREE"

I frequently see and like very much the creation of teams in real estate offices and i want to ask a few questions...The first question is the relationship vested--what happens if you work in your capacity as a team leader or member and as you grow your team you are growing older in years and/or health issues or other issues in one's life that can be career threatening or ending and assuming you have done this for 10-20-30-40 years --WHAT HAPPENS WHEN YOU CAN'T PERFORM THESE DUTIES OR YOU WANT TO RETIRE OR JUST PLAIN QUIT DOES YOUR REAL ESTATE INCOME STOP??

Terry's Tips:
As I reflect over the many things I can remember during my 70 years on this earth--I want the conclusion of my thinking to be very positive so I started by thinking of the worst moment in my life:: "When my Mother Died". and Then to remember this wonderful Lady who dedicated her whole life to providing for her 6 children and entire family and the hundreds of friends she made and kept during her adventureous life. From plowing a field with a mule to having a comfortable life --watching her achieve things that were beyond her dreams when whe was a young woman. Watching her give from her poverty as she never waivered in her committment to God--My Dad and her 6 kids--she always was reaching out to help those with less and sometimes even some who had more but had fallen on hard times. I know there is a heaven and one day we will all be re-united. How she worked to send us to Christina Schools and took us to church each Sunday and made sure we were always respectful and courteous regardless of the circumstances.
The moral of this story is --be very grateful for the time we have with our loved one's on this earth and be sure where we are going when we die. Jesus is the same yesterday, today and forever!!
